A building permit is required for all construction activities, including residential, industrial, and commercial projects.
Building Applications and Forms
Some building permit applications below are accompanied by a checklist and information guide that can be of assistance while completing the application form. Applications must be completed in full and signed by the property owner or their agent.
The time required to process a permit application is based on quality and completeness, degree of compliance with the Ontario Building Code. Processing an application and timing is regulated by the Building Code Act. If the application is not complete, it will delay the permit approval process. If an application is deemed complete, the Building Department has a maximum of 10 business days to issue a permit. Our office will contact you when your permit is completed.
All permit fees are due at the time you receive your permit.

Submitting a Complete Application
Complete applications must be submitted to the Building Department at the Main Administrative Office, 6544 New Dublin Road.

Building Applications
Accessory buildings and structures over 108 square feet or storage buildings over 161 square feet require a building permit.
Attached decks and porches require a building permit, regardless of size.
Additions and renovations can be major or minor projects depending on the scope of work proposed. A building permit is required for any addition to an existing building and for most renovations. If you are unsure whether your proposed renovation requires permit please contact the Building Department.
A demolition permit is required before any building, or part of a building, is removed or torn down. To request a reduced assessment value resulting in reduced property taxes during time structure(s) have been demolished, please complete Section 357 (form) in full.
- Demolition: Application to Construct or Demolish (Includes Section 357 Application to Council or the Assessment Review Board)
- Section 357 Application (Section 357: Current year cancellation, reduction, refund of taxes due to property change ex. demolition, fire, etc.)
The construction of farm buildings and structures can vary substantially and early consultation with the Planning Department is highly recommended.
If the purpose of the building/structure is to house livestock or manure, you will likely need to supply proof of the completion of a Nutrient Management strategy or plan from the Ministry of Agriculture and Food. All buildings and structures for the purpose of housing livestock and manure must also meet the minimum distance separation formula calculations (MDS II). Please contact the Planning Department for further information.
For farm buildings and structures that are not for the purpose of housing livestock (i.e. hay or equipment storage), please complete the below building permit application.
Outdoor Solid Fuel Appliance/Woodstove/Fireplace
The Ontario Building Code regulates the installation of solid fuel burning appliances including masonry fireplaces, free-standing wood and pellet stoves and fireplace inserts. This includes any alteration to existing installations and replacements of part of or all of a system.
An outdoor solid fuel combustion appliance is a separate building that is used to heat a main dwelling. The typical wood-burning furnace is situated inside an out-building. Swimming pools (including soft-sided/inflatable pools) require a pool permit if the pool can hold over 18 inches (one and one half feet) of water. To learn more about swimming pool regulations and potential fencing requirements, please read Pool By-law 01-14.
Roof mounted solar panels with a face area equal to or greater than 5m2(53.8 ft2) require a building permit.
Fences do not require building permits at this time. Fences to enclose a pool must conform to the Pool By-law 01-14 as amended. If your property is a corner lot, contact the Planning Department as there may be setback requirements that a fence must comply with.

Septic/Sewage System Applications
Sewage System and/or Site Inspection application for new or replacement sewage system.
Commonly used for minor variance and zoning inspections, or prior to sale/purchase of a property with a sewage system.
Building and Septic/Sewage System Forms
Authorization for an application to be submitted by a person other than the legal owner.
To apply for an entrance permit for road/highways under municipal jurisdiction. Please note, if your property is located on a County Road, the United Counties of Leeds and Grenville is the approval authority for a new entrance.
Energy Efficiency Design Summary
This form is to be completed and signed by the person who reviews and takes responsibility for the energy efficiency design for the project.
Schedule 1 - Designer Information
This form is to indicate the individual who reviews and takes responsibility for design activities with respect to the project.
Schedule 2 – Sewage System Installer Information
This form is to indicate the individual responsible for the installation of the septic/sewage system.
Request for file search related to a Private Sewage Disposal System installed after 1973.
Pump-out Agreement-Owner’s Undertaking (These are required to be arranged to ensure a holding tank can get pump-out servicing).
Transfer of Sewage System to New Owner
This form is used when the owners name has been changed.
This form is to confirm location and casing depth of an existing well.
Information on wells is stores by the Ministry of Environment and Climate Change. You can access information through their website if your well information was submitted.
Backfill Notification and as Constructed
This form is used after a septic/sewage system permit has been issued for a new or replacement system and is to confirm that the sewage system components have been installed and completed as per the application supporting the permit.
This form is for the installer/contractor to certify that the Filter Medium for an installation of a Class 4 Sewage Disposal System conforms to the requirements of the Ont. Reg. 350/06 Section 8.7.5.3(3) under the Ontario Building Code Act.
This form is for the installer/contractor to certify that the stone for the installation of a Sewage Disposal System conforms to the requirements of Ont. Reg. 350/06 Section 8.7.3.3(5)(a) under the Ontario Building Code Act.
